A mixed use, development including retail units and 400 homes with associated open space.

This 28 hectare site, located next to the A390 to the west of Truro, was identified by Cornwall Council for mixed-use development as part of the Threemilestone Development Brief. The site is located on gently undulating land, which affords long views towards the countryside to the north. The site also supports a number of attractive Cornish banks and mature trees.

The proposals included 400 dwellings, a ‘Living Villages’ development, a new primary school, a public house and a supermarket. The scheme was subject to an Environmental Impact Assessment and The Richards Partnership worked with the client to produce a layout that responded to the landscape and visual assessment, retaining the majority of the site’s trees and hedgerows and reinforcing these areas with additional planting belts.

The layout was configured to locate the lower ridge heights on the higher land to minimise visual intrusion in the wider area and the building materials chosen were selected to reflect the local vernacular.

Although outline, the scheme was supported by a very detailed Design and Access Statement, which included vignettes of the proposed areas of public open spaces and typical street scenes.

The scheme was consented in 2015.
